Pros and Cons of Using a Realtor

Buying

PROS

Always use a Realtor when you’re a buyer! Why? You never pay for their services! Their commission is ALWAYS paid by the seller of the home. So why not use them for:

  1. Finding the home
  2. Contacting the listing agent
  3. Arranging home tours
  4. Making an offer
  5. Negotiating the deal
  6. Paperwork
  7. Arranging the inspection
  8. Negotiating needed repairs
  9. Working with a title company
  10. And LOTS more.

Cons

Nope, there aren’t any (unless you hire an ineffective Realtor)

Selling

PROS

  1. Selling Price: Are you comfortable guessing? Zillow does not know what a home is worth because Utah is a non-disclosure state (sale price of homes is not public knowledge). But a Realtor has access to those stats and can give you a CMA (Comparative Market Analysis) to give you a MUCH better sense of what your home should sell for.
  2. MLS Listing: Thousands of eyes can look at your listing DAILY. For Sale by Owners are very limited with their audience.
  3. Negotiating: A Realtor can help you get the most for your property while still being fair.
  4. Paper work: There is quite a bit of this.
  5. Needed repairs: What if the buyer asks for repairs after an inspection. What should you do and not do?

CONS

  1. Commission: Yes, you’ll need to pay a commission to both the buyer and seller Realtors. You COULD save a BUNCH of money if you sell your home on your own UNLESS . . . you sell it for less than you should. And LOTS of people do!

Investing

PROS

Not all Realtors are trained in this area so find one that knows:

  1. Great locations for rentals
  2. Rental rates

He/she should also be able to crunch the numbers and show you printouts of properties with:

  1. High cap rates
  2. High cash flows
  3. High cash-on-cash returns

CONS
